Emaar Serenity Hills Payment Plan: CLP vs New EasyPay, Milestone by Milestone

On paper, the Emaar Serenity Hills payment plan looks like a choice between two neat options. There’s the Construction Linked Plan, or CLP, which you pay in 12 steps as the tower goes up. And there’s the New EasyPay Plan, sold as 30:40:30. Put the two sheets side by side, though, and the first thing you notice is how alike they are. For the first six months they’re the same plan. The real difference shows up later, somewhere around the 25th floor.

Below we’ve laid out every milestone in both, and then the part most brochures skip: how much of the price you’ll actually have paid at each stage. If you haven’t picked a unit yet, the Emaar Serenity Hills project page has the layouts and prices. This post is only about how the money moves.

The first six months look the same on both plans

You start with ₹10 lakh at booking. Within 30 days comes the next payment: 9.5% of the unit price plus EDC/IDC, minus the ₹10 lakh you’ve already paid. Then 10.5% within 90 days, and 10% within 180 days. That’s your first 30%, whichever plan you pick.

When Amount
On booking ₹10 lakh
Within 30 days of booking 9.5% of unit price + EDC/IDC, less the booking amount
Within 90 days of booking, subject to registration of the agreement 10.5% of unit price + EDC/IDC
Within 180 days of booking, subject to registration of the agreement 10% of unit price + EDC/IDC

One small phrase on the sheet matters more than it looks. The 90-day and 180-day payments are “subject to registration” of the agreement, so if registration slips, those dates move with it. Ask the sales team how they expect that to be timed before you book.

What happens next on the Construction Linked Plan

On the CLP, the remaining 70% follows whatever is physically happening at your tower: slabs, flooring, lifts, and finally possession.

# Milestone Amount
1 On booking ₹10 lakh
2 Within 30 days of booking 9.5% of unit + EDC/IDC, less booking amount
3 Within 90 days (subject to registration) 10.5% of unit + EDC/IDC
4 Within 180 days (subject to registration) 10% of unit + EDC/IDC
5 2nd floor roof slab, or 18 months from booking, whichever is later 10% of unit + EDC/IDC
6 12th floor roof slab 10% of unit + EDC/IDC
7 20th floor roof slab 10% of unit + EDC/IDC
8 30th floor roof 10% of unit + EDC/IDC
9 Top floor roof 5% of unit + EDC/IDC
10 Flooring works of the tower 5% of unit + EDC/IDC
11 Installation of lift works 10% of unit + EDC/IDC
12 Offer of possession on OC 10% of unit + EDC/IDC + 100% IFMS and CAM

Look closely at row 5. It’s due on the 2nd floor slab or 18 months from booking, whichever comes later. So even if construction races ahead, nobody can ask you for that 10% before month 18. It’s a quiet bit of breathing room in the first year and a half, and it’s easy to read past.

How the 30:40:30 EasyPay plan is split

EasyPay keeps the same first 30% and then folds the rest into fewer, bigger payments.

# Milestone Amount
1-4 Booking, 30, 90 and 180 days (as above) 30% in total
5 25th floor slab of the tower 10% of unit price + EDC/IDC
6 Top floor roof slab of the tower 30% of unit price + EDC/IDC
7 Application of OC for the tower 20% of unit price + EDC/IDC
8 Offer of possession on OC 10% of unit price + EDC/IDC + 100% IFMS + 100% CAM charges

That’s where the name comes from: 30% in the first six months, 40% while the tower is built, and 30% right at the end.

So where do they really differ? In the middle

Both plans add up to 100%. Both finish with the same 10% at possession. What changes is how heavy the middle years feel.

Stage CLP (paid so far) EasyPay (paid so far)
After the first 180 days 30% 30%
Tower at the 25th floor 60% 40%
Top floor roof slab done 75% 70%
Just before the possession offer 90% 90%
Offer of possession 100% 100%

Timings depend on how fast your tower is built, so read this as a rough guide rather than a calendar.

By the time a tower reaches the 25th floor, a CLP buyer has already paid about 60% of the price. An EasyPay buyer at that same point has paid 40%. On a ₹3 crore home, that 20% gap is roughly ₹60 lakh that stays in your account a while longer.

The catch comes at the top-floor slab, when EasyPay asks for 30% in one go. On the same illustrative ₹3 crore, that single payment is close to ₹90 lakh. And even after it, EasyPay leaves 30% for the end, against 25% on the CLP. (The percentages apply to the unit price plus EDC/IDC, so treat these rupee figures as ballpark and ask for your unit’s actual demand schedule.)

EasyPay costs a little more

The two plans aren’t priced the same. On the developer’s pricing sheet, the 3 BHK Small starts at ₹2.98 Cr* on the CLP and ₹3.02 Cr* on EasyPay. That’s about ₹4 lakh extra for the lighter middle stretch. Both prices include EDC/IDC, IFMS, car parking and club membership, with GST on top.

Which Emaar Serenity Hills payment plan makes sense for you?

There’s no universal winner here. It mostly comes down to when your money arrives.

If your income is steady and you’d rather pay less overall, the CLP is usually the simpler fit. You pay as the building rises, and if you’re taking a home loan that releases money stage by stage, the two rhythms tend to line up.

EasyPay makes more sense if you’re expecting funds later, say from selling another property or a maturing investment, and you want to keep more cash free while the tower is going up. Just don’t let the end of the schedule surprise you. Twenty percent at the OC application and another ten at possession is a lot to arrange in a short window, so plan for it from the start.

Before you sign, get these in writing

Ask for the price under both plans, not just the one you’ve been quoted. Ask for every instalment in rupees for your specific unit, because percentages hide the real numbers. Find out how the registration-linked payments will be timed, and how GST and CAM charges will be billed (IFMS and CAM sit with the last instalment, at possession). And check the latest Serenity Hills price and floor plans first, since prices can change.
